East Bay Home Inspection will give you an independent, unbiased view
of defects, problems and maintenance issues. We will also point out some of the assets of the home.
We encourage you to join us during the inspection. We welcome your observations and questions. Your
recollections of the on-site inspection will enhance your understanding of the written report which will summarize our discussions
at the site.
The duration of the inspection depends upon the size and the condition of the home, but it
will usually run between three and four hours for the average sized home in our area. The following main
points will be covered in the inspection of your home.
- Site and Drainage: Slope of the site; paving; retaining walls; rain gutters, downspouts and
drain piping.
- Exterior: Siding
and trim; windows; porches, decks, stairs and rails.
- Roofing:
Roofing materials and conditions; flashings; skylights.
- Attic: Structural framing; ventilation; insulation; wiring.
- Foundation: Type; condition of concrete; substructure framing;
seismic reinforcement; subarea soils and moisture; basement; sump pump.
- Electrical: Service equipment; grounding; subpanels; wiring; outlets, lights and switches.
- Plumbing: Water supply piping; water
pressure; drain, waste and vent piping; gas service and piping.
- Water Heating: operation; TPR valve; EQ restraints; venting.
- Heating System: Type; operation of furnace; ducting; filter; air conditioning.
- Interior: Walls and ceilings; floors; stairs; window interiors;
doors.
- Bathrooms:
Tubs and showers; shower walls; sinks and cabinets; toilets; floors; ventilation.
- Laundry: Gas and electrical connections; washer drain; dryer venting.
- Kitchen: Appliances; sink and faucets; counter and floor surfaces;
ventilation.
- Fireplace and Chimney:
Type; brickwork; damper.
- Garage:
Interior, exterior, concrete floor, vehicle door, fire protection.
